ACQUISITION CRITERIA

Lilly & Company purchases and improves mobile home parks that meet all or most of the following four criteria: 

1. Located in TX, OK, KS, NE, SD, ND, MN, IA, MO, AR, KY, IN, IL, WI, or OH. 

2. In or near metro areas:
  a) of 100,000 people or larger, and
  b) with average Household Incomes of $40,000 or greater, and
  c) with 7% unemployment or less.

3. Have upside potential. This typically means the property currently has under-market rents, and/or vacant pads we will infill with new mobile homes.

4. 50 pads or larger.

We happily pay referral fees for quality properties that we acquire, or pay the buyer's share of brokerage commission.
